The Timbers in Palos is guided by a committed, volunteer Board of Directors who work on behalf of all residents to support responsible governance, financial stewardship, and the long‑term well‑being of our community.

Board meetings are held on the third Wednesday of each month (excluding December) at 7:00 PM in the Clubhouse. Residents are encouraged to attend the Open Session to stay informed and engaged with community updates, projects, and discussions.

At The Timbers in Palos, our goal is to maintain a safe, attractive, and well‑kept community for all residents. To support this, the Board and management team follow a structured process for addressing concerns related to the Covenants, Conditions & Restrictions (CC&Rs) and Rules & Regulations. Below is an overview of how courtesy notices and violations are handled.
Residents always have the right to request a hearing before the Board if they believe a violation has been issued in error or if they wish to provide additional information.

Any work done inside your unit that goes beyond purely cosmetic updates — such as painting and flooring — requires prior approval from the Board of Directors.
If you plan to make improvements involving electrical, plumbing, structural elements, walls, windows, doors, or any modification that alters the original design or function of your unit, you must submit an Architectural Modification Form before beginning any work. This process ensures safety, compliance with our governing documents, and consistency throughout the community.

Architectural Modification Form
For any improvement to your unit that goes beyond cosmetic updates (painting, flooring, etc.), you must submit this form before beginning work. Board approval is required for all structural, electrical, plumbing, or layout‑altering changes.
Landscaping Modification Form
Use this form to request making changes to the landscaping around your unit, including plantings, edging, decorative stone, and other modifications to common-area grounds. Please review the Rules and Regulations for approved plantings and related guidelines.
Seasonal Decoration Form
Planning holiday or seasonal decorations outside your unit? Please review and submit this form to ensure all décor meets community guidelines and safety standards.
