 The Timbers in Palos, founded in 1974, is a well‑established condominium community known for its beautifully maintained grounds, mature trees, and scenic ponds. Our peaceful setting creates a natural, inviting atmosphere where neighbors feel at home.

Board meetings are held on the third Wednesday of each month (excluding December) at 7:00 PM in the Clubhouse. Residents are encouraged to attend the Open Session to stay informed and engaged with community updates, projects, and discussions.

Board Committees

 The Timbers is strengthened by resident‑driven committees that help shape the character and care of our community. All homeowners are welcome to get involved.


  • Landscape Committee Works with management and vendors to maintain and enhance the natural beauty of our grounds.
  • Rules Committee Reviews existing policies, recommends updates when needed, and supports consistent, fair application of our association’s rules. 
  • Clubhouse & Social Committee Plans community events, supports clubhouse use, and fosters neighbor‑to‑neighbor connection.
  • Finance Committee Reviews financial reports, budgets, and long‑term planning recommendations for the Board.

The Timbers in Palos is governed by a set of community documents designed to protect property values, ensure safety, and maintain the quality of life for all residents. These documents outline homeowner responsibilities, architectural standards, use of common areas, and the rules that help keep our community running smoothly. Courtesy Notices & Violations

At The Timbers in Palos, our goal is to maintain a safe, attractive, and well‑kept community for all residents. To support this, the Board and management team follow a structured process for addressing concerns related to the Covenants, Conditions & Restrictions (CC&Rs) and Rules & Regulations. Below is an overview of how courtesy notices and violations are handled.


  • Courtesy Notices - A courtesy notice is the first step in our communication process. It is not a violation and does not carry a fine.


  • Violation Notices - If an issue is not corrected after a courtesy notice — or if the matter is more serious — a formal violation notice may be issued. 


Residents always have the right to request a hearing before the Board if they believe a violation has been issued in error or if they wish to provide additional information.


Why This Process Matters - The courtesy‑to‑violation process helps ensure:

  • Fair and consistent enforcement
  • Protection of property values
  • Safety and appearance of the community
  • Clear communication between residents, management, and the Board


Our goal is always cooperation, not punishment. Most issues are resolved quickly once residents are made aware. 

IMPORTANT NOTICE ABOUT UNIT IMPROVEMENTS

Any work done inside your unit that goes beyond purely cosmetic updates — such as painting and flooring — requires prior approval from the Board of Directors.


If you plan to make improvements involving electrical, plumbing, structural elements, walls, windows, doors, or any modification that alters the original design or function of your unit, you must submit an Architectural Modification Form before beginning any work. This process ensures safety, compliance with our governing documents, and consistency throughout the community.

See below for the most commonly used forms you may need throughout the year. Whether you’re planning a home project, updating your landscaping, or adding seasonal decorations, these documents are required and can be found on the Town Square portal. 


Architectural Modification Form

For any improvement to your unit that goes beyond cosmetic updates (painting, flooring, etc.), you must submit this form before beginning work. Board approval is required for all structural, electrical, plumbing, or layout‑altering changes.


Landscaping Modification Form

Use this form to request making changes to the landscaping around your unit, including plantings, edging, decorative stone, and other modifications to common-area grounds. Please review the Rules and Regulations for approved plantings and related guidelines.


Seasonal Decoration Form

Planning holiday or seasonal decorations outside your unit? Please review and submit this form to ensure all décor meets community guidelines and safety standards.

New Residents

 Welcome to The Timbers in Palos! We’re excited to have you join our community and want to help make your transition as smooth as possible. 


All new homeowners are required to attend a one‑hour Timbers Orientation held at the Clubhouse, 8211 Chestnut Drive. Orientation is an important introduction to our community. 


You’ll learn about:

  • Our amenities and common areas
  • Community expectations and CC&Rs
  • How to submit maintenance requests
  • Architectural and landscaping guidelines
  • Ways to get involved in Timbers activities and committees


Residents are strongly encouraged to attend orientation before closing, whenever possible. This ensures you have the information you need from day one.

Our community amenities are reserved exclusively for Timbers residents and their invited guests.

Life at The Timbers in Palos is all about comfort, connection, and enjoying the beautiful surroundings that make our community feel like home. Whether you’re relaxing by the water, hosting a celebration, or joining neighbors for a fun activity, there’s always something to enjoy.


Our Pool

The Timbers features a spacious outdoor swimming pool, open seasonally for residents and their guests. It’s the perfect place to cool off in the summer, unwind with family, or meet neighbors. Lounge chairs, umbrellas, and a welcoming atmosphere make the pool a favorite gathering spot throughout the warm months.


Our Clubhouse

Located at 8211 Chestnut Drive, the Timbers Clubhouse serves as the heart of our community. It hosts Board meetings, resident events, and social gatherings throughout the year.


The Clubhouse is also available to rent for private parties, including:

  • Birthday celebrations
  • Baby or bridal showers
  • Family gatherings
  • Small receptions


Residents can enjoy a comfortable, convenient space right in the neighborhood for their special occasions.


Community Activities

The Timbers is proud to offer activities that bring neighbors together and help build a strong sense of community.


Monthly Game Night

Held once a month in the Clubhouse, Game Night is a relaxed, friendly way to meet new neighbors and reconnect with familiar faces. 


Book Club

Our resident‑led Book Club meets monthly and is open to anyone who enjoys reading and good conversation. It’s a great way to share perspectives, discover new authors, and connect with fellow readers.


More activities and seasonal events are added throughout the year, giving residents plenty of opportunities to get involved.

Associa works closely with the Board of Directors to:
